What Is Rental Property ROI?

Rental property analysis asks one question: what does this property actually return on the money I put in? Three metrics answer it: monthly cash flow (rent minus all costs), cap rate (net operating income ÷ price, ignoring financing) and cash-on-cash return (annual cash flow ÷ cash invested).

The calculator takes the purchase price, down payment, rent and all operating costs — vacancy, tax, insurance, maintenance, management, HOA — and reports the three key metrics plus a total return including appreciation.

Net operating income = rent − vacancy − operating costs
Cap rate = NOI ÷ purchase price × 100
